Hi All,

I have a big problem, I hope that some expert can help me.

I have an apartment in Curitiba (I received it from my dad... I did inventario and all the burocracy...), Now...  I am selling it.

There is an interested buyer.

Now I have a problem.

I haven't a bank account in Brazil , I live abroad and I haven't RNE, I ask to all banks in Curitiba... nothing to do.

A normal real estate selling procedure required two bank accounts in Brazil, but I haven't and I am very worried, about the right way to do this job.

Someone have some experience, and can help me?

Tell the RE Agent the buyer is to wire funds to your Account Abroad. I know a guy who sold a property that way.Wink Some say Caixa might allow you to have a savings account. Some say Citibank in Brazil allows accounts for foreigners. Ideas?

is what I want, but I feel that there is resistance from RE agento for  a direct payment abroad.

I think that I am not the first case in Brazil that want sell (all information for who want buy!).

The Brazil system for me is a nightmare.

It is not a direct payment abroad, it is a TED (a Brazil onshore real-time) wire to a Brazil registered bank that will then close the "câmbio" for you. Forget small agencies of big banks in Curitiba, most of them don´t have a clue.
Look for these two fx-brokers in Google: CCVTrade (the broker that will negotiate a good FX rate for you) and Banco Rendimento (the actual bank where the buyer´s money will be wired and that will wire the foreign currency to your foreign account) they are both based in São Paulo. I have used them in the past, there is a lot of bureaucracy involved due to Central Bank protectionist regulations of the BRL FX market, but they will legally manage to wire your money. Call them or email them and ask them what kind of documents they would need to do a "remessa para exterior" for a foreigner for a house sale "venda de imóvel".

Really ??? Who says that ???

Never heared it´s against the law to sell real estate against cash !?!?!? Confused
Or have the money wired directly to an account aborad!

If a Brazilian want make a payment to abroad have to send the amount to a special account of 'cambio', and after this 'cambio' send the amount abroad (if all documents are right)?
But I have to manage this job or the buyer have to manage this job?
Is possibile that  <<cambio>> offices in shopping mall offer this type of service?

The buyer has the obligation to transfer the money. He just has to go to his bank and ask how.

It is the buyer that has to wire the money and open the account, but usually the house sale price is set in BRL and the buyer will wire the BRL to the FX bank in Brazil. If you want to receive the maximum possible in the foreign currency I strongly suggest you to avoid that the buyer uses "any" bank!
There is no special account for câmbio, it is just the current account of the FX bank. An FX transaction at his basic it is just a cash debit in one currency and a corresponding cash credit in another currency.

So here it is how it works:
1) check with the two brokers/banks I gave you above which documents are needed to close a câmbio for a house sale. They will ask documents from the buyer (that will have to do the "cadastro" probably, documents for the house sale and maybe even documents about your foreign account)
2) Once the documents are received the buyer will send the money in BRL to the FX bank account and close the FX (commercial rate - bank spread - bank fees)
3) There might be some IOF discounted
4) The FX bank will wire the money from its foreign account to your foreign account the same day (2-3 day to reach you account max)
