gringo.floripa - why don't you just have a brazilian kid ´cause they make for the best laranjas. I always think that Brazilians are suspicious of foreigners and when a foreigner does the same sort of negative thing a brazilian does, it gets blown out of proportion in the brazilian media.
if you have a BRAT (brazilian toddler ), then you won't have to worry about foreigner control-rules. |

Yesterday I talked to the person with the plantation. She said that the price of euc. is down. When I offered her a cheap price for her fazenda, she said "No way..."
I've been saying it for many years: REAL ESTATE is the best, at least if you don't overpay for it. Or until we start having earthquakes in Brazil. Cash is terrible because politicians manipulate it too much. |

That's interesting, Spongebob. How do you personally go about valuating the real estate you are interested in? I'd be comfortable valuating a house or an apartment based on surrounding valuation but I wouldn't know what to offer for a remote fazenda.

similar rules apply. Just talk to some people that work in the business (not a realtors though). The more places you look at, the more "features" you'll see that you want. Experience is what I think it is. I personally, at least, have a lot more looking to do.

Gold, land, productive farm land and forestry all represent an excellent hedge against the debasement of currency. Of that group forestry falls into the 10/15 year return category; tempus fugit. |

Unless you can gather significant data, true data, on comparable sales, valuating rural property in Brasil can be a tough one! And when you start comparing, it has to be apples to apples, not apples to oranges, metaphorically speaking. For example, there is a beautiful valley in the serra of SC. The principal road that winds through the valley is approx. 70km in length. Recently, half of the road was paved, and land prices now range from 11-20K reais per hectare! The other half is still a dirt road, and prices are hovering around 6K per ha. Features like your own spring, or a stream running through the property, a hillside view, level fertile land (for crops), maybe pine or eucalyptus groves already planted, easy access, all these variations obviously add points to the price. You mention 'fazenda', which implies a rather large parcel. Before you begin shopping around, you need to find out what is the INCRA regulation is in your region regarding foreign ownership (assuming you've not naturalized, or have a Brasilian-born child, like Sponge Bob has, who can be your 'laranga'). The INCRA regs are based on 'modules'; each module is a certain number of hectares, which can vary by region/state. The local municipal gov't may also have their own regulations/module limit about foreign ownership. Yet it should be noted, that even if the parcel falls within the INCRA and municipal limits, only a bona-fide resident may purchase rural land and obtain a legit escritura. Someone with only a tourist visa can buy all the houses and apartments they like, but not rural land, so don't let anyone try to convince you otherwise, if you don't have residency. i have been told that there is also a bar on family members of foreigners owning land but i don't have a reference for that, so don't take it seriously.
More serious is the issue of title for rural lands, which up in the north are muddled, often beyond hope. INCRA is like a rabbit hole- no wonder the bastards are on strike. |

3casas, hahah, when I ACTUALLY have the money to be able to buy such LARGE parcels of land, I will be in heaven.. ahh.. quem me dera! It would be interesting to see such a rule. I read something somewhere how people who make contributions to areas like agriculture can also apply to be citizens. It was worded like it's a seperate category that doesn't fit into the other justifying factors for naturalisation.
gringo.floripa - that's freaking expensive!! But I was recently told that there is a 200 HA fazenda selling here for R$ 290.000. I don't know anything about it though.. wish I had the money to even go take a look at it. It's amazing to me how your neighbor state, RS, is the most productive in terms of just about everything, even agriculture. My bet is that the people in the south have a decent work ethic. People here are lazier. People tell me it's really hard to find employees for office jobs, and it's MUCH harder to find someone who wants to do manual labor, especially on farms. |

coincidental update: i am doing a project for another company today, a due diligence report for possible acquisition of property in Bahia (i know a lot more about the market/scene in MS, RO, and here in the south than Bahia, so this is new for me). it's been a real eye opener. The area in question, forget about the property, there is no way the clients are going to read this report and buy it. More like run away screaming. All the good land is gone, larger companies are growing their own supply on their own land, land prices are inflated, and timber rustling is a problem (!!) even despite PF operations-- the big fish in the area are reporting 10% loss of harvest to theft (!!!). Productivity has been falling steadily, despite all expectations.
And even though what i do is confidential, it ain't breaking any laws to tell you that in that area, land prices are somewhere between $6 and 8,000/ha with wood productivity of between 50 and 70%- assuming you can find anything for sale, that is. |
