It has actually been a little chilly here in the early morning as of late. it's 241pm now, and def not chilly. I played football on Sunday afternoon at 5pm and it was perfect.

     The developments I'm referring to are west of Palmas, across the bridge, across the river and run parallel to the river trending north-south about a 20-30 minute drive from Palmas.   Many huge tracts of land have been cleared of most vegetation, roads and power poles and power lines have been put in.    The developments are divided into lots that are for sale.   You buy the lot - you build your house.   Costs about R$20000-25000 to build a house.  What you do for water I dont know.  The developments are not on the river but inland a bit with city or river views.   For years and years these areas were "cerrado" but for some reason are all opening up at the same time.

Is what's being built there mostly "casas populares"? R$ 20-25K seems inexpensive.

I'll definitely drive out there and take a look when I arrive next month.

     Well my wife invested in property years ago when it was cheap...before everybody arrived.   She wanted me to invest but I couldnt because I wasnt legal yet and I didnt think it was going to develop like it did.   One chacara she bought is right on the Tocantins river/lake where its now totally unaffordable to buy.  
   Yes most homes here are  "casas populares" brick, mortar and ceramics...typical N/NE Brazil.   But for R$25k you can design it your way and have probably 3 bedrooms, 2 bathrooms, veranda, covered garage, etc... with plumbing and electrical outlets built in the way you want.  You buy the materials and hire a masonry worker to put it together.  Or do it yourself...
   Most of the houses seem to be first time owners who were poorer but can now afford a piece of property, others look like second homes of people who live in the city and spend weekends in the country.
