wow, this has been quite an endeavor. I am used to how quick and easy it is to rent a place in the US. I am trying to be very patient, but it seems that the process of getting all of the appropriate ppwork necessary is taking forever. I thought once we found the place we liked, we would be moving in by the end of the week.

Or what about making a minimum of 4 times more than the rent.
The new law was supposed to make it easier to rent but I guess not.

it is all kinda comical. My wife and I have no declared income- she is an intern at Vale and I am a private English teacher- so we have her dad as the renter and her mother and step-dad as co-signers. Evidently one of the pieces of paper that proves her mom owns her own apt is not the right kind (missing a stamp I assume...they love stamps here) so we need to get the original authentic ppwork from the state office, this certificate evidently costs around R$5,000. If this turns out to be true, we will just go the route of the bank and get the certified payment option thingy (not the exact term)

My favorite part is that 2 doctors and a college professor- none of whom are in debt- are able to rent an apt easily.

but still......i am remaining calm......

* Comprovante de Rendimento (Locatário e Fiador)
- Aposentado/Pensionista: Extrato do benefício dos 03 (três) últimos meses;
- Se empregado registrado: 3 últimos holerites de pagamento, mas a cópia da carteira profissional (da foto da qualificação civil, da folha de identificação do registro de trabalho e da última alteração salarial);
- Se profissional liberal: imposto de renda na íntegra e/ou extratos bancários dos últimos 90 (noventa) dias;
- Empresário: Cartão de CNPJ; Contrato Social.; Declaração de rendimento elaborada pelo contador, com CRC e firma reconhecida do mesmo, Imposto de renda na íntegra (pessoa Física).
- Empresa: Cartão de CNPJ; Contrato Social; Últimos 3 balanços; 3 últimos recolhimentos do ISS eou ICMS; mais documentos pessoais dos sócios (na qualidade de locatários e/ou fiadores).


Locatário - Certidão dos 10 (dez) Cartórios de Protesto e Certidão dos 3 distribuidores forenses (civel, criminal e fiscal).

Fiador - Certidão atualizada da matrícula do imóvel dado como fiança; Certidão dos 10 (dez) Cartórios de Protesto e Certidão dos 3 distribuidores forenses (civel, criminal e fiscal).

so, mom's ppwork is not up to snuff. we have 3 people that will guarantee payment for the apt, but still no dice. to get something from the bank guaranteeing payment would cost R$2400....does that sound right?

What about a so called SEGURO FIADOR ??? An insurance that will replace the fiador!

Unfortunatly the recently started CARTÃO ALUGUEL from CEF, wich is supposed to replace the fiador, has been launched only in SP and GO in cooperation with 4 real estate agencies.
It is expected to be avaliable all over Brazil in february 20111 !

well we are renting through Casa Mineria here in Belo, but luckily we found another co-signer. so, hopefully one day in 2011 we will move into our apt in centro.

TBH, a lot of imobiliarias knows that most people cannot fix all this documentation.
My former cunhado just had to present the 3 latest rents and a document from his boss declaring his income.

There is perfect house close to where I live that I wan't to rent.
3 bedrooms, apt. for your house slave, big kitchen, living room, dining room, parking lot for 3-4 cars, BBQ area and more.
It was R$1.200 a year ago.
But the owner is unrealistic as to the documentation you need to present.
Fiador with 2 houses in Sao Paulo or ABC.
Interview with the owner to be approved.
So the house is still empty a year later.
